General Mechanical Retrofit

Tres West Engineers is uniquely qualified to provide mechanical engineering design at facilities with unusual mechanical systems or occupancy situations. Our work typically includes chilled water systems, VAV systems, plumbing systems, occupancy during construction and other complex scheduling issues, sensitive areas, industrial systems and many other systems and situations. Our work is illustrated by the project examples below.


VA Building 61

Department of Veterans Affairs Medical Center - Remodel of Building 61, Inpatient Psychiatry, American Lake,             Lakewood, WA

The renovation of Building 61 was performed in two phases. The first phase was a remodel of the third floor and installation of plant infrastructure. The second phase was a remodel of the first and second floors. Design challenges were dealing with occupancy during construction for both phases and fitting mechanical systems into limited interstitial space.


Olympia High School

Olympia High School - Modernization and Addition, Olympia, WA

Olympia High School is a large renovation/retrofit project with elements of new construction. This $28 million project included 135,000 square feet of remodeled space and 99,000 square feet of new additions. This project was featured in the Seattle Daily Journal of Commerce as one of the 10 top public projects of 1998.


 

Naval Station Bangor - Chiller Upgrade, Bangor, WA

The central chilled water system at Naval Station Bangor consisted of three 830-ton chillers. Tres West Engineers provided analysis and upgrade design for the chilled water plant. Instead of replacing the existing chillers outright, the compressors were replaced. These compressors were also downsized to take advantage of load history and improved efficiency. The analysis and selection of this retrofit option by our firm provided an installation that was both more economical to build and to operate.


Frye Hotel

Frye Hotel Renovation, Seattle, WA

The Frye Hotel is an historic structure located in Seattle. It is now utilized for low-income housing. The renovation consisted of a mechanical system retrofit in a particularly challenging environment. The building was a difficult work environment because of age and maintenance. Many undocumented alterations had occurred over the years, necessitating careful and thorough as-building. The steam heating system was largely maintained, with ventilation added to common rooms and other areas.
